Developments


We construct high-quality logistics facilities that are functionally designed, aesthetically pleasing and sustainable, in line with our world-class baseline specification. To optimise our portfolio, we strategically recycle capital when properties no longer align with our premium development standards.

Acquisition of vacant land and brownfield opportunities


We identify prime logistics nodes and seek opportunities to create logistics assets in those nodes through the acquisition of vacant land, where available, or through brownfield opportunities at the appropriate purchase price.

Acquisition of tenanted property


We leverage our extensive reach in the local market to identify potential acquisition opportunities and we conduct comprehensive due diligence procedures on these properties to ensure that we secure best-in-class assets that match our existing portfolio.

Property management


We have full repairing and maintaining leases with all of our tenants and proactively conduct biannual conditioning assessments to ensure that every component of our properties is being managed and maintained to meet our rigorous standards.

Capital management


We manage capital funding and financial risk to maintain a robust balance sheet, adhering to a conservative LTV ratio, interest rate hedging policy and foreign exchange income hedging strategy. This affords us a strong rating in debt capital markets, enabling us to raise debt at better levels than any other entity in the property sector.

OUR GROWTH

Portfolio strength

We listed on the JSE on 18 June 2014 with a portfolio value of R1 bn. Since then, our portfolio has grown, reaching a value of R28.3 bn as at 31 August 2024.

We continue to grow our portfolio through a significant development pipeline and high-quality acquisitions, enabling continued rental income growth.
Our dedication to delivering shareholder value and our single-minded focus on the logistics sector has established us as market leaders.


Group history

Our journey so far has included a number of significant milestones, some of which are highlighted below, that have established us as industry leaders as we continue to grow and elevate excellence.

2014

Equites was listed on the JSE with a R1 bn portfolio of assets, all located in the Western Cape.

2015

We acquired the Intaprop portfolio for R1.9 bn which was well supported by the market, evidenced by an ABB of R1.5 bn.

2016

We concluded our first contracted development of 26 000 m² for the Foschini Group in Gauteng. 

We concluded an R800 m acquisition of a portfolio of eight properties, developed by Attacq, at the Waterfall Estate.

Expanding our footprint across the globe, we entered into the United Kingdom market by acquiring a logistics facility, let to Tesco in Hinckley. This was a pivotal transaction in our international strategy.

2017

Equites was included on the ALSI.

Three months later, Equites was included on the SAPY, featuring the 20 largest real estate companies by full market capitalisation on the JSE.

2018

We obtained a Level 4 B-BBEE rating with 53% verified black ownership. Since then, we have continued to place a strong focus on transformation. 

We received our initial credit rating from GCR Ratings of A(ZA).

We made a strategic decision to create our first development with solar capabilities and provide green energy to tenants.

2019

We received approval from the JSE for a R2 bn domestic-medium term note programme, allowing us to raise debt from alternative sources, particularly non-bank financial investors.

2020

In another significant development in the United Kingdom, we concluded a strategic joint venture with Newlands Property Developments LLP, which led to us concluding our first development and lease agreement with Amazon later in the year.

With our focus on sustainability, we obtained our first IFC EDGE certificate for one of our Gauteng facilities, developed for Premier Foods.
 
Complementing this achievement, we concluded an R800 m sustainability-linked debt facility with Standard Bank with a focus on sustainable building practices, renewable energy usage, and enterprise and supplier development.

In another significant move, we established a strategic venture with Shoprite Checkers (Pty) Ltd and acquired three distribution centres with a portfolio value of R3.2 bn.

2021

We held our first DMTN listed debt auction, marking a noteworthy occasion as we raised R1 bn through the issuance of one-year and three-year notes.

2022

We formed a strategic partnership with EPPF to acquire the DSV Logistics Campus, affording us the opportunity to create alternative sources of income through asset management agreement.

Through our joint venture with Newlands, we completed a R2.1 bn super-hub distribution facility in Barnsley, United Kingdom, let to Evri on a 20-year triple-net lease.

In alignment with our continued commitment to transformation in the South African market, we successfully completed a Statement 102 transaction, divesting six non-core assets.

2023

As a means of investing in the next generation of property professionals, we established the Equites Student VAC Week Programme.

We expanded on the Shoprite relationship with the developments at Canelands, Wells Estate and Riverfields to the value of circa R3 bn.

2024

Through numerous B-BBEE Statement 102 transactions and other initiatives, we achieved a Level 2 B-BBEE rating.

We concluded a transaction to exit the ENGL development platform.
