Leading in sustainability
We recognise that the impact of climate change requires proactive intervention and a collaborative effort to achieve the ambitious goals of reducing temperature rise to below 1.5 degrees Celsius. We have made substantial investments in technology and resources to monitor and collate data on our portfolio’s consumption patterns and work to report our risks and opportunities in accordance with global standards in a transparent manner.

We integrate climate-related transition risks and opportunities into our overall risk management framework, ensuring they are assessed alongside other material business risks. Transition considerations are incorporated into strategy, capital allocation and development planning, with oversight provided at both Board and Executive level.
Specific transition risks identified include evolving building regulations, tenant sustainability requirements and operational carbon emissions from all developments. Opportunities are recognised in renewable energy integration, green building certification and portfolio decarbonisation strategies.
These risks and opportunities are assessed across short-, medium- and long-term horizons, and their potential financial and operational impacts are evaluated through qualitative and quantitative assessments. This approach enables us to proactively mitigate downside risks while capturing opportunities to enhance portfolio resilience and long-term stakeholder value.
We recognise water as a strategic sustainability priority and are committed to responsible water use and stewardship, consistent with our membership in the United Nations’ Global Compact “Moving Forward Faster – Water Resilience” initiative.
We assign responsibility at Executive and Board level for water-related risks through our ESG structures, ensuring that these risks are integrated into the company’s strategic and operational decision making.
This is achieved by adopting a holistic approach beginning with IFC EDGE and BREEAM certification at the design phase, which ensures that water-efficiency measures are embedded from the outset of every development. At an operational level, regular water-risk assessments are conducted across the portfolio, covering municipal supply reliability, groundwater availability and mitigation strategies.
These assessment outcomes are built into business strategy and capex planning, informing investment in smart metering technology, boreholes and onsite wastewater treatment plants.

We also actively participate in industry-led initiatives related to water-risk management and water re-use systems, which enhance the effectiveness and scalability of our objectives.
These include the Department of Water and Sanitation and SA Property Owners Association roundtable discussions and workshops on water-efficient sanitation and the Africa Water Security summit, amongst others.

Our ambition to achieve net-zero carbon emissions is guided by the SBTi. We have set ambitious targets to reduce greenhouse gas emissions in line with the latest climate science. By investing in renewable energy, improving energy efficiency and offsetting residual emissions, we are on a path to achieving our net-zero target by 2040. Our commitment to SBTi goals underscores our leadership in climate action and our dedication to a sustainable future.
