Leading in sustainability
We have incorporated forward-thinking environmental targets into our business strategy and apply innovative technologies and design principles in our operations to minimise our impact.
We are actively increasing our solar capacity and significantly cutting down on our non-renewable energy consumption. Our long-term goal includes expanding solar installations across all properties.
In an effort to improve water use efficiencies, we are implementing advanced water recycling technologies within our portfolio, including water-efficient fixtures, smart metering technology and onsite biological waste water treatment plants.
We take embodied emissions into account during development, assessing where eco-friendly material alternatives can be used. Where suitable alternatives are not available, emissions are offset via the voluntary carbon market.
We follow responsible waste management criteria to minimise waste generation, promote recycling and reduce landfill contributions.
Our buildings are designed in line with IFC EDGE Advanced certification standards in South Africa. We focus on using advanced technologies and applying sustainable construction practices, which are included in our leading-edge baseline specification to minimise our environmental impact.
As a result of our unwavering standards, all of our new developments align with globally accepted sustainability measures and are a testament to our efforts in curating a low-impact portfolio.
As part of our continued commitment to sustainability and environmental stewardship, we are pleased to have been inducted into the IFC EDGE Champions network.
We have embedded IFC EDGE Advanced green building certification as part of our baseline specification on all new developments and have certified over 616 422 m2 of our portfolio according to IFC EDGE criteria to date, with an additional 243 640 m2 currently under assessment. Certification received thus far includes one IFC EDGE Zero Carbon certificate, as well as 24 IFC EDGE Advanced and three IFC EDGE certificates on both new and retrofitted facilities.
Our long-term goal is to certify 100% of our portfolio in accordance with the IFC EDGE green building certification standard. By aligning with EDGE, we aim to drive measurable impact across the property sector, reduce carbon emissions and unlock long-term value for our stakeholders through resource-efficient buildings. This commitment underscores Equites’ broader ESG strategy and our mission to build a more resilient and sustainable built environment.
As we endeavour to achieve net-zero emissions by 2040, we continually assess the sustainability features incorporated across our portfolio and strive to enhance them where possible.
We align our sustainability disclosures with the comprehensive GRI guidelines and use the United Nations’ SDGs to guide our strategy and objectives.
We offer sustainable products and services, including renewable energy generation through PPAs, electricity wheeling and green building developments that have a direct impact on three of our sustainability goals, guided by the United Nations, namely: 7—driving access to affordable and clean energy, 11—contributing to sustainable cities and communities and 13—taking climate action. In FY25, we derived a significant share of our revenue from these products and services, which are disclosed in our annual integrated reporting suite.
We include green lease provisions that mandate energy and water efficiency, responsible waste management and broader environmental stewardship in all of our leases. These efforts help position our tenants as leaders in sustainable innovation and support reductions in carbon emissions and operational costs.
