Workforce transformation

We are committed to a diverse and empowered workforce that underpins the success and progression of the organisation. Most recently, through numerous Statement 102 transactions and other initiatives, we achieved a Level 2 B-BBEE rating, and we continue to promote a workforce that is representative of South Africa’s demographic.

Educational initiatives

Equites Student VAC Programme

We have created a platform for young South Africans studying towards a qualification in the built environment or students with an interest in the field to gain industry insight and launch into the workplace better equipped.

This is a week-long programme that gives participants a practical, task-orientated glimpse into what working at a REIT entails and how the various departments operate.

We host the programme twice a year, once in Johannesburg and once in Cape Town, during tertiary holiday periods. More information is available via our calendar and on our social media platforms.

The Michel Lanfranchi Foundation NPC

In partnership with the Michel Lanfranchi Foundation NPC, we provide students with practical skills to prepare them for work in the property industry.

The foundation offers bursaries to previously disadvantaged students and engages them in a learnership programme with us, at Equites.

Therefore, in addition to the funding provided in the form of bursaries, the recipients also receive mentoring and practical business experience that gives them insight into the corporate world and enables them to put their studies into practice.

Health and safety programmes

We have established a robust Product and Service Safety Programme that ensures all logistics facilities are designed, constructed and delivered in full compliance with national legislation and international standards. All leases are structured on a triple-net basis, which places the responsibility for daily operations, maintenance and occupational health and safety within tenant-controlled areas on the tenant. This approach ensures that operational risks are managed as close to the source as possible, while we, at Equites, retain responsibility for the integrity and compliance of the assets we deliver.

At the landlord level, our responsibilities include ensuring that all new developments are designed and constructed in line with the National Building Regulations and Building Standards Act (Act 103 of 1977), the South African National Standards (SANS 10400), and the Occupational Health and Safety Act (Act 85 of 1993), including its Construction Regulations. Prior to tenant occupation, all facilities undergo rigorous risk assessments, third-party structural audits and inspections to confirm that buildings are safe, structurally sound and compliant. Annual independent structural audits are conducted across the portfolio to verify ongoing compliance, and formal takeback and take-on inspections are completed at the start and end of lease terms to address any defects or risks.

While tenants assume full responsibility for operational safety, emergency response and incident management within their leased premises, we remain accountable for structural safety and landlord-level compliance obligations. The company also applies a corrective- and preventive-action process to address any issues within its scope of responsibility, ensuring that defects or risks identified during audits or inspections are promptly resolved.

Community development

In low-income communities throughout South Africa, emerging and micro enterprises face hurdles in growing due to changing industry standards and stringent company procurement policies.

In October 2020, we established Equites AmpCore as a property management initiative to uplift SMMEs that had been affected by COVID-19. Through the AmpCore programme, we focus on offering a platform where SMMEs are provided with the necessary support and mentorship that facilitates their expansion and inclusion within the broader economic environment.

Our commitment to the AmpCore programme has been reflected in the successful achievement of our ESD KPI, associated with our inaugural Standard Bank sustainability-linked bond which required a 20% annual increase in enterprise and supplier development spend over three years.
